Inventory Reports

We tailor our services to your specific requirements and use the most current software, enabling us to personalise your inventory report and we can add your company details to every document. All Inventory Reports are compiled in accordance with recognised industry standards. Our accurate and fully detailed reports are produced using the latest software including date stamp and high-quality colour digital photographs. We will give you access to your own portal to view and download your own personalised reports. During the Inventory inspection we will itemise all fixtures, fittings and any contents. The condition of the property and contents is recorded with photographic evidence and body text. Where possible, meter readings will be taken as part of our standard process.
Check In

At Check-In we collect keys from your chosen location and arrange to meet your Tenant at the rental property, either on or prior to the start of their Tenancy. We will walk your Tenant/s through the property, highlighting key parts of the Inventory Report and advise, to notify the Agent or Landlord of any discrepancies or amendments as per your instructions. We will leave the tenant with a copy of their inventory and obtain a proof of receipt and acceptance of keys for your files. Where possible, meter readings will be taken and agreed with the Tenant. ​
Mid-term Inspections

Once a property is let, it is beneficial to both the Landlord and the Tenant to keep things running as smoothly as possible. Both Landlords and Tenants can benefit from our Interim Reports service. We can arrange to either meet the Tenant at the property or obtain their consent to arrange key collection from either yourself or the tenant, if the tenant is not going to be present. An Interim Report, also known as Routine Inspections is conducted during the tenancy of the property, they can be carried out monthly, quarterly or every six months. These inspections will highlight any maintenance issues you may be unaware of, it will also confirm the living condition of your tenant and can highlight any unauthorised occupation, unexpected pets or signs of smoking. An Interim Report can also make Tenants aware of any potential liabilities they may be responsible for. We can provide Tenants with helpful advice regarding the remainder of their tenancy and necessary steps they can take prior to Check-Out.
Check Out

At Check-Out inventory, we visit the property at the end of the Tenancy, either with or without the Tenant present. The property is inspected throughout and the Check Out report will detail any differences between the present condition and cleanliness of the property to that described in the original Inventory report. Any differences will be noted in the report sent to the Agent or Landlord. Having a good Inventory report or Check-in at the start of the tenancy is important to reflect any changes to condition at the end of the tenancy. If anything is different and considered above fair wear and tear, the landlord can claim repair, replacement or for additional cleaning costs from the tenant’s deposit. Where possible we will take the meter readings as standard process and if the Tenant is present, we can accept the return of the property’s keys and return these to the preferred location. The Check-Out Report will be sent to the Agent/Landlord within 24 hours via email.
