Gas Safety Certificates: How They Impact Tenancy Compliance

Gas safety is one of the most critical aspects of rental property management. Every landlord must provide a valid Gas Safety Certificate (CP12) to tenants at the start of the tenancy and renew it every 12 months.

What’s Included in a Gas Safety Check?

A Gas Safe registered engineer will test:

  • Boilers and central heating systems

  • Gas hobs, cookers, and fires

  • Flues and ventilation

  • Carbon monoxide risks

The Role of Inventory Clerks

Although we don’t issue gas certificates ourselves, at The Property Inventory Company we ensure gas appliances are clearly described, photographed, and logged in every inventory report. For example, if a property has a gas hob, we’ll note its make, model, and condition at check-in.

This provides clarity in case an appliance deteriorates or is damaged during the tenancy. We also check that carbon monoxide alarms (where required by law) are present and functional.

Why It Matters at Check-Out

When tenants move out, our check-out inspections show whether all appliances are still present, safe to use, and undamaged. This complements the landlord’s legal responsibility to maintain gas safety, ensuring no detail slips through the cracks.

Takeaway: Gas safety certificates are essential for compliance, and inventories support that compliance by providing accurate, independent records.
