Lofts are often overlooked during inventories — but at The Property Inventory Company, we believe they should be carefully considered.

The Challenges with Lofts

  • Access – Many lofts are difficult or unsafe to access. Clerks are not expected to climb into spaces without proper ladders or lighting.

  • Use – Most tenancy agreements state that lofts are not to be used for storage. However, tenants often ignore this.

  • Disputes – If tenants store items in the loft and damage occurs (to insulation, joists, or the roof), responsibility can become unclear.

  • If safe to do so, we’ll photograph and note the condition of the loft at check-in (e.g. empty, boarded, insulated).

  • If the loft is not for tenant use, we make this clear in our report.

  • At check-out, we record whether tenants have stored items or caused damage.

By including lofts in the inventory, landlords have protection against unauthorised storage and damage, while tenants are safeguarded from being blamed for pre-existing issues.
