Property Access: How to Avoid Disputes and Missed Appointments

One of the most common challenges in property management is arranging access. As inventory clerks, we’re often caught in the middle between landlords, letting agents, and tenants when it comes to keys, timings, and permissions.

The Legal Position

  • 24 hours’ notice – Landlords (or their agents) must give tenants at least 24 hours’ written notice before entering a rental property, unless it’s an emergency.

  • Tenant consent – Tenants have the legal right to “quiet enjoyment” of the property. They can refuse access, even if notice is given.

  • Common disputes – Problems often arise if tenants are unavailable, keys don’t work, or contractors and clerks are booked without checking availability.
